    • we rent your property quickly with an on-line rental home video tour
    • we list your property for rent in the Multiple Listing Service (MLS)
    • we take calls from tenants from 8am-10pm,  and show your property 7 days/week
    • we conduct a thorough tenant background screening of all applicants
    • we negotiate an attorney approved lease that protects you
    • we conduct a video-taped move-in inspection
    • we collect your rents and security deposits online, and we accept credit cards. Noone collects your rent faster
    • we deposit your rent electronically into your bank account in two days. Noone pays you faster
    • we post your financial transactions online every day to your homeowner portal on our website. With your username and password, you can see when your money will arrive in your bank account.  View monthly financial statements.  Keep an eye on your costs
    • if your tenant has stopped paying, we offer discount residential evictions to new clients

  3. Our RatesHere are our guaranteed service rates:

    • 4-8% Leasing Fee. This fee is charged whenever your property is leased to a new tenant.  Please contact us for custom pricing on ‘High End’ homes and discounts for multiple units, and remember – we never charge you for advertising!
    • 6-10% Management Fee. This amount is deducted from each months rent as we collect it. Please contact us for a property management quote.
    • 2% Renewal Fee. This equals approximately ¼ of a months rent. This fee is charged whenever we are able to renew a lease with your tenant.
    • $15 Eviction Protection Program If your tenant stops paying rent, most evictions are free.   This $15/month gives you peace of mind.
    • Annual Property Review. We want you to KNOW the condition of your property. This report, which can include a narrated video of the property, is a review of the condition of your property by a professional property manager and includes recommendations to preserve property value.  The current price for this optional service is $145
    • $249 Start-up Fee. Here’s what’s included:
      1. A video taped inspection of the property to document the condition prior to move-in.
      2. A custom VideoTour of your property for use in our on-line marketing
      3. A complete photo marketing package is prepared
      4. A sign is placed at the property (if allowed)
      5. Your property is placed into the MLS, our website, and on several other paid websites including the Palm Beach Post Classifieds
      6. We can coordinate all maintenance required to get your property market ready

    We want you to feel comfortable when becoming our client, so our management agreement comes with a limited 90 Day money-back guarantee.

    Our fees are very competitive and we certainly are not the most expensive management company in town.
